Despite an longer market times and generally lower prices, the number of closed sales year to date has grown in Carver to 40 so far in 2010, up 42.9% over 2009 totals. New listings taken were up 19% to 94 units. The average sale price is down 2.5% to $224,200. There are currently 47 single family homes for sale in Carver and 10 condos or townhomes reflecting 6.8% more single family homes in inventory and 400% higher inventory of multi-family properties. The percent of list price received at sale for the 2010 sales was 93.2% in an average 132 days on market, reflecting 55.6% longer market times than a year ago.

 Approximate Location Boundaries: Carver is bordered b the Minnesota River on the east, the City of Chaska on the north and Dahlgren Township on the west and Rapids Lake and the Minnesota Valley National Wildlife Refuge on the South.
 Location Characteristics: Carver is a historic river town with it's roots extending from the mid-1800's. It's old town is listed on the National Register of Historic Places. Much of the character of the old town exists today but beautiful suburban neighborhoods are growing outside of the downtown area. The city is served by the #112 Chaska School District but has it's own "East Union" Elementary School. The new link of Highway 212 opened to Carver in July 2008 and to Cty Rd 147 in August 2008 making commutes congestion free and non-stop all the way to I-494, making Carver a good bet for future appreciation. Carver has a population of 2,512 with a median age of 34.3.
